Von Verde Development, in partnership with Binswanger Commercial Brokers and Pancrazi Real Estate, has launched an ambitious 640-acre megaproject for industrial development in the Arizona-Mexico border region.
The site, which stands out as the largest contiguous industrial property in the region, promises to become a strategic asset for companies looking to take advantage of its excellent logistical position.
In addition, the space has the capacity to accommodate millions of square feet of manufacturing, warehousing and cold storage space.
The project offers between 40 and 640 available acres, with the flexibility to subdivide according to the needs of interested parties.
The Greater Yuma organization detailed that the site is located in the San Luis Industrial Park, equipped with heavy utilities that ensure a steady and reliable supply of essential resources.
Notable providers include:
* Internet: Allo Fiber & Spectrum
* Power: APS, with a current capacity of 18MW, expandable to 60MW in the next two years and with a potential of up to 200MW.
* Water: City of San Luis, with a 12-inch line.
* Sewer: City of San Luis, with 15- and 18-inch lines.
* Fuel: Southwest Gas, with high-pressure lines and capacity to be upgraded according to demand.
This mega-project not only offers a vast expanse of industrial land, but also positions itself as a key location for future marketing strategies targeting Mexico.
Companies locating at the site will benefit from the proximity to the border and the robust infrastructure that facilitates efficient logistics operations.
With this initiative, Von Verde Development and its partners seek to attract companies wishing to take advantage of the competitive advantages of this strategic location, thereby driving economic growth and job creation in the region.
