Fibra MTY Acquires Industrial Properties for Nearly US$100M

Fibra MTY announced the acquisition of two Class A industrial facilities located in Coahuila and Guanajuato for approximately US$99.7 million, strengthening its industrial real estate portfolio.

The deal will be executed through a sale-leaseback structure, allowing the current owner to continue operating in the properties as a long-term tenant. Both facilities are fully occupied and support manufacturing and logistics operations linked to international supply chains.

Combined, the properties offer around 88,000 square meters of gross leasable area on a land site of roughly 440,000 square meters. A significant portion of the land remains available for potential future expansions.

As part of the transaction, Fibra MTY will establish a 15-year lease agreement denominated in U.S. dollars, with annual rent adjustments tied to inflation. The contract will follow a triple-net structure, meaning the tenant will cover expenses such as maintenance, insurance, and property taxes.

The acquisition is expected to generate annual net operating income of about US$7.6 million during the first year and reinforces Fibra MTY’s strategy of expanding in key industrial markets while securing long-term agreements with established tenants.
